The practice of ‘flipping’ homes – buying and reselling properties within 12 months – has plummeted to its lowest level in over a decade across England and Wales, new analysis reveals.
Property firm Hamptons, using Land Registry data, found the number of homes being flipped halved from 21,520 in 2016 to 10,570 in 2025.
This now accounts for just 1.5% of housing transactions in 2025, down from 2.0% in 2024, marking the lowest proportion in over 10 years. The number of flipped properties is the lowest since 2012, with the proportion being the least since 2013.
The property firm said a “long slowdown” was recorded following the introduction of the second home stamp duty surcharge in 2016.
Hamptons said that last year around seven in 10 (73.3%) flipped homes generated a gross profit.
It said a decline in flipping profitability has varied sharply by region, with the steepest falls concentrated in the South of England, where weaker house price growth and higher stamp duty costs have dented returns.
The North East of England, where house prices are lower, remains a “flipping hotspot” with locations such as Hartlepool, County Durham, Middlesbrough, Sunderland and Stockton-on-Tees being popular, the research found.

Stamp duty applies in England, and in Wales the land transaction tax applies.
Aneisha Beveridge, head of research at Hamptons, said: “Flipping is no longer the profitable venture it once was.
“There was a time when rundown properties could be bought cheaply, refurbished and resold at a healthy margin.”

She said that stamp duty “is only part of the challenge”, adding: “Falling house prices across many southern markets have squeezed returns further while the cost of materials and labour have risen sharply since the pandemic.
“Even before factoring in stamp duty, refurbishment budgets now stretch much further than they once did, pushing profit margins to their thinnest levels in over a decade.
“In contrast, the North – particularly the North East – has remained far more resilient.
“Lower entry prices keep stamp duty bills modest, meaning more scope to add value through refurbishment. Combined with strong local house price growth, this has created a rare pocket of the country where flipping can still deliver healthy returns.
“Unless a flip is supported by strong underlying house price growth, turning a profit is becoming increasingly difficult. That said, investing in relatively cheaper property in an area where house price growth is strong can still yield solid returns.”

China said Sunday it would resume some ties it had suspended with Taiwan, such as direct flights and imports of Taiwanese aquaculture products, following a visit by the Beijing-friendly opposition leader of the self-ruled island.
The Taiwan Work Office under China’s Communist Party issued a statement saying it would explore setting up a longstanding communication mechanism between the Communist Party and Taiwan’s Kuomintang Party. It said it will facilitate the import of Taiwan’s aquaculture products that it had previously banned.
Cheng Li-wun, the head of the Kuomintang, and China’s President Xi Jinping held a high-profile meeting Friday during which they called for peace, without offering specifics. China claims the island as part of its territory and hasn’t ruled out the use of force to annex it.
Taiwan’s Mainland Affairs Council, which oversees the relationship with China, said the measures that were announced, such as promoting a communication mechanism, were “political transactions” between the two parties that circumvented the government of Taiwan.

“The government’s position is clear: to ensure the interests of the nation and its people, all Cross-Strait affairs involving public power must be negotiated by both governments on an equal and dignified basis to be effective and truly protect the rights and well-being of the people,” the Mainland Affairs Council said in response to the Chinese announcement.
Relations between China and Taiwan, which remain split since 1949, have been tense since the election of pro-independence President Tsai Ing-wen from the Democratic Progressive Party in 2016. Beijing cut off most of its official dialogue with Taiwan’s government, and has started sending warships and fighter jets closer toward the island on a daily basis.

In the statement, China said it plans to resume direct flights between Taiwan and mainland cities like Xi’an or Urumqi, although it remained unclear how the measures will be implemented without the approval of the Taiwanese government.
China banned its citizens from individual trips to Taiwan in 2019. Taiwan’s rules now require Chinese visitors to hold a valid resident visa from another country, like the U.S. or the European Union, to apply for a visitor visa.

China also said it would work toward construction of a bridge that would connect the mainland to Matsu and Kinmen, Taiwanese islands that are closer geographically to China. The project is a longstanding proposal that Beijing has previously announced.
China banned the import of Taiwanese pineapples in 2021, and since then has extended it to other fruits and products including the grouper fish, squid and tuna.
After the initial ban on grouper, Taiwan’s Ministry of Agriculture said it approached China about making adjustments to ensure it met import requirements. China replied with a limited list of individual companies that were allowed to sell to China, but without explanation.
The Denver Broncos took a flyer on quarterback Paxton Lynch during the 2016 NFL Draft, selecting him in the first round that year in one of the event’s biggest shockers.

Lynch was attempting to find a route back into the NFL and landed with the Colorado Spartans of the National Arena League before the 2026 season. He was in his third game with the Spartans when he suffered a torn LCL.
“I was p—ed off,” he told The Denver Post. “And it sucks. I didn’t want it to be like this.”
Lynch appeared to take solace in being able to play again – even if it was in an indoor football league. He suggested he was up for the challenge.

“I was like, ‘OK, if I play this year in arena football, I’m going to play as Paxton Lynch. I’m going to have full confidence in myself. I don’t really care.’ And that’s what I did,” he told the paper.
“It felt good to do that again.”
He had three touchdown passes in three games with Colorado. Javin Kilgo replaced him at quarterback. Through five games, Colorado is 2-3.

Lynch told The Denver Post he wasn’t sure if he would play in 2027, but if the National Arena League is where his career ended, he said he was just fine with that.
– Around half the teams in the Premier League want to sign Leicester City winger Jeremy Monga, with the list of interested clubs including Manchester United, Arsenal and Manchester City, according to TEAMtalk. Monga, 16, became the second-youngest to play in the Premier League (at 15 years and 271 days old), and the Foxes’ potential relegation to League One has put more focus on his future. The 26-year-old’s relationship with Milan’s supporters has deteriorated in recent months and an €80 million departure could become a possibility, despite the presence of a €175 million release clause in his contract. Manchester United could be among the Premier League options for the Portugal international, while there is also interest from the Saudi Pro League.
– Real Madrid, Barcelona, Manchester United, Chelsea and Manchester City have all shown an interest in Bayern midfielder Aleksandar Pavlovic, but his club have shut down any suggestion of him departing, reports TEAMtalk. Enquiries had been made to the 21-year-old’s camp in recent months, but all interested parties have been told that he is not available. Pavlovic also has no interest in leaving and is fully committed to continuing his development with Bayern.
– Barcelona, Juventus, Galatasaray, Benfica and clubs from the Saudi Pro League are all in the race to sign Manchester City midfielderBernardo Silvawhen his contractexpires at the end of this season, as reported by Nicolo Schira. Silva, 31, looks set to leave City, which has resulted in a host of clubs showing an interest in signing the Portugal international.
– Bayern Munich aren’t actively looking to sign a center back but still have Chelsea’s Josh Acheampong on their radar, as reported by Christian Falk. Bayern are closely monitoring the 19-year-old’s progress and the situation could develop if Kim Min-Jae leaves in the summer. Even so, the South Korea international would have to go request a move if he is to depart, and is happy with his role in Vincent Kompany’s squad.

ESPN’s resident scout Tor-Kristian Karlsen looks at Leicester City winger Jeremy Monga.
Monga’s first taste of Premier League football may have initially seemed a showcase, but 12 months on the England U19 international has backed up that early exposure with some proper first-team input.
Primarily used on the right wing, Monga has impressed in the physically demanding Championship this season. He has an excellent first touch that nicely sets up his next action, whether that’s a take-on, step-over(s), sharp body feint, or quick shift of direction that allows him to unbalance defenders in tight spaces. Those highly eye-catching one-vs.-one skills allow him to beat his opponents in varied ways, but one common denominator is the speed with which he executes his actions.
When driving inside, he looks for runners instead of keeping his head down to dribble, but while his decision-making has improved, he is still not able to carry the responsibility of Leicester’s attacking phases on his own.
Off the ball, Monga has shown a decent understanding of space, drifting to receive possession on the turn rather than staying static or sticking to the touchline. That helps him to stay involved and provides passing options when Leicester’s attacking play goes stale.
His defensive tracking is a work in progress and he has to learn how to cope with defensive duels when his tricks don’t come off, but that’s likely to develop with time.
